Here is a prime example of value of performing a thermal imaging scan during the home inspection.  The bright blue circular area indicates the presence of moisture.leakingbathroomvent.jpgSnow was melting on the roof and water was leaking down the bathroom vent duct to the bathroom ceiling vent (the dark red square). There was no visual staining on the ceiling. The moisture level measured in the drywall in the circular blue area was over 20%. In the attic a gleam of light reflected off  a stream of water was visible down the vent duct.

Inspections are performed  by myself, Daryl Mikalson, Master's Environmental Science, P.Eng, a Certified Home Inspector. I am committed to perform a comprehensive inspection using a diagnostic checklist of over 250 symptoms indicative of defects and maintenance required. The checklist is based on the collected knowledge of experienced inspectors. I will take the time required to  give your home a complete assessment. A state of the art inspection reporting system provides an easy to read approximately 50 page report, including photos, specific to your home or potential home. The report includes summaries of Defects (items over $1000 or health and safety issues) and Maintenance Requirements by area of the home with Recommendations.  The summaries forms a easy to follow plan to upgrade your property prior to listing, highlights issues to consider prior to purchase, or is a checklist for ongoing maintenance.                           
I will provide an inspection n accordance with InterNACHI of practice, see link below, and the National Occupational Standard Professional Home and Property Inspector (http://www.cahpi.ca/images/stories/pdfs/hpi%20revised%20nos%20final%20-%20june%202008.pdf). InterNACHI provides extensive training and support. A Certified Home Inspector must adhere to the most stringent code of ethics in the home inspection industry, and complete a minimum 24 hours of inspection related continuing education each year.

 Mold can damage your possessions and cause health problems, allergic reactions such as asthma or allergic rhinitis (continuous sneezing), non-allergic reactions such as headaches, and other symptoms... (Health Canada, 2003). Some doctors have identified mold as a major cause of chronic fatigue syndrome.

Pricing depends on size and age of building and extent of other services provided. Travel mileage only, no labour,  will be charged for locations more than 50 km outside of Calgary. Range of inspections:
• Home Inspection and Mold Checkup includes Moisture Infra Red Thermal Imaging (moist or missing insulation areas are cooler) and Moisture Meter Testing
• Mold Visual Inspection; Air Sampling  (two samples) and Laboratory Testing, Interpretation, Report
• Home Inspection Only
• Air spore sampling only (two samples) and Limited inspection of area of concern. Letter report.       
Additional air or mold samples, as required     $75.00 each  
•Thermal imaging only
